Instagram Property Portals bring online window shopping to Med Real Estate!
Looking for your Dream Home in the Med....?
I’ve noticed quite a few Mediterranean Property Portals showing up in my Instagram (@jadelewonmed) feed lately.
They drew me in with post titles like: “Don’t believe there is a property for sale in Italy for less than €50,000?" or “Cheap Properties Spain”.
Many of these Instagram accounts and websites don’t seem to be real estate agents. It got me thinking, is it legit to advertise properties if you are not a licensed real estate agent?
Cheap Property Europe has an FAQ page on their website where they state clearly that they are not a real estate agent, and that they do not receive a commission for advertising the properties. They also state their motivations for curating a newsletter of properties for sale across Europe, which are all less than €250,000: They just like to find beautiful properties, “and share the love”. Their transparency is appreciated - their newsletter can only be received by signing up for a paid subscription.
About Property Portals
I found that property portals are legal, as they are marketing and not selling the properties themselves. They connect buyers and sellers. They get paid by the buyer or the seller - but not as a commission when there is a sale - they are paid by prospective buyers who want to view the curated property listings (as Cheap Properties Europe mentioned above) or by real estate agents who want to share their listings with the portal to generate leads.
There is even a taxonomy on property portals, or real estate websites: real estate marketplaces, real estate aggregators, property listing websites, property management websites, real estate promotional websites, and real estate investment websites. Further research into property portals, which originated in the UK in the 1990s, found that they really hit the mainstream and created a shift in how properties are marketed online in the past decade.

So property portals are not new. What does seem to be new, is that since 2020 regular people have started to target the curation of affordable properties via Instagram, in our region of interest - The Mediterranean :) Good news for all looking to re-locate to Med and live the dream!
